Tile Roof Maintenance | Exeter, CA

Tile roof with widened valley

The Perez family have a Monier flat, double-groove tile roof. When it was installed twenty years ago, wide waterways between the valleys were not required.

Since that time, standards have changed and for good reason. Without the wider waterways to handle excess water, debris can cause water to back up and incur leaks.

That’s just what happened with the Perez’s roof. They had another roofer attempt a repair, but after a few years, it failed and the leak reoccurred.

Visalia Roofing & Construction came to the rescue and …

● Cut all eight valleys 1 1/2 inches on both sides to build proper waterways
● Resealed all roof jacks
● Replaced all missing and broken tiles
● Cleaned out the gutters
● Repaired a leak near the rear patio of the property.

We recommend all homeowners with older tile roofs to have proper waterways installed.

In addition, tile roof maintenance should be conducted annually to …

● Replace missing or damaged tiles
● Check for mortar damage
● Assess flashing for degradation
● Remove debris
● Check for excessive moss or algae growth

“Tami liked that they knew immediately what was wrong …”

We had a roof leak that was supposedly fixed about five years ago. The leak started up again. I tried calling the original roofing company, but they were no longer in business. My wife, Tami, looked online for another roofing company and one popped up. Turned out they didn’t service our area but they recommended Steve Williamson. My wife wanted to look some more online and when she did, Steve’s company, Visalia Roofing popped up. So we called them and Steve and Derek came out the next day. They immediately knew what was wrong with our roof. “Your valleys are too tight; they just need to be wider,” Steve said. The original tile roofing had been installed with tight valleys, which was standard 15 to 20 years ago. The valleys needed to be widened to allow debris and water to run freely. Tami liked that they knew immediately what was wrong and that they had 30 plus years experience. “Let’s go ahead and hire them,” she said. They were out the following morning and completed the work in under three hours. They widened the valleys and cleaned out some dry rot as well. Before they left, they told us we shouldn’t have any problems, but if we do to call them. Now I drive around town and look at tile roofs. I see the newer homes with wider valleys and the older ones with tighter valleys. I really liked Steve and Derek.
